Nestled in the heart of the White Mountains, less than 10 minutes from Bretton Woods, 15 minutes from Santa's Village, and a short drive from many State Parks - from Franconia Notch to Crawford Notch to Forest Lake, this is the perfect home base for your mountain adventure! With a nice level yard, masonry fire pit, outdoor patio with grill and smoker, 2 kayaks for guest use and direct access to the snowmobile trail, the great outdoors are just outside your doorstep! And an enclosed porch with chairs and a swing gives you another option to enjoy the outdoors... without really being outdoors.
Inside, you will enter through the large mudroom, with attached garage. Once inside, you will find a large kitchen equipped with all the basic tools and cookware to make your meals at home, and 7 seating spots around the kitchen island and a small table. The living room features a large power reclining leather sectional sofa and Roku TV - great to chill at the end of a long day exploring the area's myriad of activities. The main level also features 2 bedrooms, both with queen beds, and a bathroom with combo shower/tub. While our climate is cool and heat waves rare, a large window AC in the kitchen and one in the loft bedroom take the edge off the daytime heat.
Upstairs, you will find 2 additional sleeping areas - a private queen bedroom, and a "pass through" loft with a full bed. A window AC unit also helps cool off, if needed. Downstairs, the basement has been turned into a fantastic entertainment area, with a dry bar (and seating for 4), sound bar, air hockey, foosball, ping pong, and a small seating area with an electric wood stove. There's so much to do in the area, but you will have plenty of entertainment options in case of a rainy day!

-Due to the behavior of a minority of our guests, we must hold these rules strictly. We apologize if it feels that some of these rules are strict or overbearing. Short Term rentals affect the communities around them and we must do our duty to protect our local residents,
our owners and homes and the broader communities that we operate in. We appreciate
your understanding. And we appreciate you abiding by these rules with respect and
diligence.
-Guest will be required to sign a rental agreement
-Check-in: Any time after 4PM unless otherwise authorized.
-Checkout is 11 am - Unauthorized late checkouts subject to $100/hr fee.
-Property may be equipped with cameras on the exterior of the property. They will not be
recording audio nor will they be able to see areas of property where personal privacy should
be expected, such as windows or hot tubs.
-The number of people in the unit cannot exceed the reported guest count without approval.
-Guests on property that are not provided in your guest list will be considered as trespassing.
-No events, parties or large gatherings. An event is any period of time that guests not
included in the guest count are at the property.
-At no time is it acceptable for people, instruments, tvs, speakers, or other audio devices to
be so loud as to be a nuisance to others.
-Guests expected to follow posted speed limits and drive cautiously.
-No smoking inside the unit; $250 fee for violation.
-No fireworks; $100 fee for violations.
-No trash is to be left outside at any time; $100 fee for violations.
-Dogs (2 dogs max) subject to $100/dog/stay fee. Dogs that may bark cannot be left alone
inside the unit unattended. No other pets allowed. Unauthorized pets subject to $300 fee
and immediate removal from the unit.
-We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
-Home is in a wooded location. Please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.
