Furnished and includes central air (with exception of sunroom), pillows, microwave, full sized stove/oven, toaster oven, keurig-bring your own k-cups, full sized fridge, plates, glasses, utensils, cookware, 3 futons, kitchen table, sunroom table, brand new grill & firepit, brand new 50" flat screen + 2 other flat screen tv's with cable and WI-FI.
