Welcome to our historic, unique home along the river! We know you'll love this property whether you're traveling for business or pleasure. This property includes (4) separate listings for rental. The Main House has both a private space downstairs and upstairs. The property also has two separate and private guest houses at the rear of the house.
All four rentals share the pool, fire pit and grill as shared amenities.
If you would like the entire space to be private, we recommend reserving all 4 spaces. Ask our team about this option before making your reservation as we are subject to the availability of reservations confirmed at each of the separate rentals. Looking forward to hosting you!
The Space:
Guests may enjoy access to the entire guesthouse! You'll find this guesthouse immediately behind the entry wooden fence/gate. It will be the first guesthouse on your left.
Enjoy one private bedrooms with a queen bedroom. There is an open layout for the kitchen and living room. You'll also have a shared patio space with the other guest that includes a firepit, chairs and table for eating or relaxing, grill and access to the pool area.
Guest Access:
Guests have access to the entire space minus one storage closet. We’ve worked hard to supply you with everything you may need throughout your stay, but in the event that you need anything to make your experience more enjoyable, don’t hesitate to ask.
The Neighborhood:
Surrounding the house, there is a variety of dining options where guests can explore and find restaurants for everyone to enjoy. If you're looking to enjoy a nice cup of coffee, wine or delicious food you're just a few blocks away to the Southern Grounds. Nearby you can find what are considered some of the best restaurants in Jacksonville which includes Taverna, The Bearded Pig, Matthews, Town Hall, V's Pizza or Rue Saint Marc or for those home chefs you can swing by a fantastic local butcher at Clines Custom Meats.
Getting Around:
Uber and Lyft both operate in Jacksonville so these are excellent resources if you don't feel like driving/don't have access to a car.
Other Things to Note:
This unit is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.
We charge a pet fee of $20 / day / pet that you bring with you. This reduces to $100/week per pet and $200/month per pet for longer term guests. Please submit a special offer with this additional fee included when you book the unit.
***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.
The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $25
1-2 hr early arrival/late departure: $50
2-3 hr early arrival/late departure: $75
3+ hr early arrival/late departure: $100 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
We have a smart thermostat in place on each floor of the house and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:
Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F
If this is outside of your comfort zone then this apartment may not be a good fit for you.
***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***
You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
