This fee will be added to final payment prior arrival. There is an exterior camera at gate and a greeter who will welcome primary responsible guest.

We're about 5 minutes East from there - in an off-the-map location. And behind an electronic gate. (Trying to go see it for yourself in a car will be futile)
~ turn by Turn directions for other members of your group will be distributed closer to arrival. No first arrivals to lodge are permitted after 10PM. This is due to the circuitous route in and the sleepy neighbors you have to pass. We aim to be good neighbors.***
FEES:
1. Clean and supply fee (essential paper products, starter cleaning products kits , all linens etc)
2. Rental Guardian property protection - in lieu of damage deposit -$59 - included in the rate - as of June 10, 2019
3. Pet - $250 for up to 3 MAX. Heads up: sometimes your fur babies are not included in your quote on certain booking sites! Please send us a message to let us know your pup(s) will be accompanying you during your stay.
4. Processing fee - variable via certain booking sites for their cut - or find us directly
5. Additional people over 12 ($15/p/n).We allow changes to the additional people at no penalty up to 14 days prior arrival.
6. Rental base rates are 'dynamic'. meaning software decides the prices based on factors such as day of week, time of year and area inventory.

~ BYO toiletries such as shampoo, toothpaste, etc.

~ We offer free to all our guests an EV charging station. It is a Tesla level 2 and we provide J-1772 adapter for other vehicles. It is located on the historic town square in Mountain View, Arkansas > where you can likely catch some dulcimers in action while waiting on your juice.

ABOUT US, THE BOOKING PROCESS AND FEES:
We are Ivy Vacations LLC, a professional vacation rental management company. We are readily found in a search. We love the area and mostly live very locally to the properties. All properties are self check-in – with key code – after 4pm. Check out is 11. Confirmed guests received our self-penned "local's guide" to the area! Email you provide is important. We send welcome and access info there. Check your spam, please. Taxes and clean/supply fees are always required as is a processing fee that varies depending on who you are booking through.
We cannot accept CANCELLATION variances due to personal reasons or area attraction closures. If we are mandated to close our rental operations, you will be refunded 100% or given the option of credit for future reservation good for 12 months.
1. We've lowered the down payment to reserve from 50% to 15%. IT IS NON-REFUNDABLE.
2. If you need to change your reservation due to COVID related government mandates, we will apply your monies paid towards future reservation good for 12 months from booking date.
3. If you prefer to just cancel, we will retain your monies paid according to the policy timeline, refunding the remainder. We always refund 100% of cleaning and pet fees
4. Please note that 3rd party sites like airbnb have different policies in effect. Please read their fine print.
5. Airbnb has an agreement with the state of Arkansas to collect and remit sales tax. For all other bookings, we collect and remit applicable sales taxes as required for all fees associated with a reservation.

15% anytime 15% = down payment price then an additional 50% within 30 days of arrival or 75% within 14 days of arrival.
