This place is phenomenal because everything you need is just a short walk or drive away! Even Walmart is a short distance. Just a block and a half to La Quinta Avenida (5th Ave), you can grab a coffee and take a nice stroll to see all the hustle and bustle and, of course, great people-watching. Love the nightlife? Legendary Coco Bongo is just ½ block away, and you’ll find a variety of other restaurants, bars, and nightclubs along vibrant 5th Avenue.
Plus there are so there many things to see and do around Playa del Carmen - everything from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

The condo is in the heart of downtown Playa very close to the famous 5th Ave pedestrian walk street and just 3.5 blocks to the beach!

Getting Around:
The condo is about a 60-minute (55 km | 34 mi) drive from the Cancun International Airport (CUN) and is located in the Playa Kaan condo complex in downtown Playa. The best way to arrive is to prearrange transportation or rent a car at the airport. If you don’t feel like renting a car and driving, taxis are always available, just be sure to take registered taxis only! Once in town, there are taxis and public bicycles available at the BiciPlaya stands. You can rent by the day or by the journey.
There are also 2 ADO bus stations for day trips to nearby locations:
- 5th Avenue and Benito Juarez
- 20 Avenida Norte and Calle 12
In the event you are driving, just note there are PARKING METERS in town. There is one digital parking meter per street and you have to look for it. The hours of operation are Monday to Sunday 10 am to 10 pm for a maximum of 6 hours. Display the receipt on the inside of your car, face-up on the dashboard. Failure to properly display will result in the vehicle being immobilized.

Other Things to Note:
There is a $70 USD fixed electricity fee for stays of 29 nights or more, which will be charged the day before check-in. It includes 230 kWh per month. Usage over 230 kWh/month will incur an additional fee of $0.30 USD/$6 MXN per kWh. The overage is charged at check out. The local team takes a picture of the meter reading at check-in and again at check-out to determine if there was overconsumption by the end of the stay.
*This condo is close to downtown where there are lively bars open until midnight & sometimes until early morning hours so you may hear this noise, especially if you’re a light sleeper or someone that likes to go to bed early. So we ask you please keep that in mind.
Wi-Fi, Smart TV, quality bed linens, bath and beach towels, iron, electricity, and a designated parking spot are all provided free during your stay.
While we don't provide daily housekeeping, we're happy to arrange mid-stay cleaning services or fresh towels and bed linen changes upon request for an additional fee. Just let us know what you need!
Some basic essentials are provided like toilet paper, hand & body soap, shampoo & conditioner, paper towels, and some trash bags. Just please note that these items are not replenished. When you run out, you’ll need to purchase more.
The condo can sleep 3 guests. Visitors are allowed but may not stay overnight. You must send us the name of all guests prior to arrival for registration purposes.
Pets are not allowed at this property.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This must be paid by credit card at check-in and will be refunded after check-out, provided all terms are met.
There are surveillance cameras on the property for security reasons and to ensure guest safety. All cameras face outdoor areas only.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- There will be an additional fee of $10 USD per towel for any towels that are lost, damaged, or stained.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Guests must adhere to the building and pool rules as well.
- Guests must send the names of all guests prior to arrival for registration purposes
Interaction with Guests:
You can check yourself in using a code to access the building and then the lockbox code to access the key once at the condo. The access codes will be provided to you within 24 hours of your arrival.
