"Industria" is a newly remodeled private apartment with a stylish industrial flair. This unique space used to be a woodworking shop, and has been meticulously redesigned to provide you with a comfortable stay. It's located behind our house in a quiet neighborhood, but close to the highway for easy commuting. We have fast wifi, smart TV, and a fully stocked kitchen!
We are also kid and pet friendly and have a yard for your furry friend to run around.
As you step into the "Industria", you'll find yourself looking at an open living room/ dining room and kitchen. In the back, off of the living room, you'll see a door leading to the bedroom and attached bathroom. The bedroom features a queen sized bed and some storage space. The private attached bathroom has a double sink and large shower.

Highway 395 and Highway 240 are very close to the property - allowing you to move freely and quickly to any destination in the Tri-Cities. This is a quiet residential area at the end of Clearwater Ave with fast access to Pasco and Richland.
This guesthouse is all on one level, and the building is split in half to make up two 1bd/1bth apartments with separate entrances. (The other apartment is the "Industria") The two apartments share one wall between them (bathroom and kitchen), and the bedrooms are on opposite ends for peace and quiet.
Parking is off the road in our driveway, to make sure that your stay is comfortable and convenient. (1 spot allotment, if you have a second vehicle please use street parking for one)
By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property without refund of remaining nights:
1. Please be courteous of neighbors and conscious of noise, especially at night, as there in another unit that shares the building with you.
2. No packages or mail sent here. If you need to receive any mail, please use a PO box. Food delivery is OK.
3. Minimum age of 18 to book
4. Please no smoking or vaping on the property (up to $250 Cleaning & Deodorizing Fee if smoke is detected in unit)
5. Host bears no responsibilities for any accident, injuries or illness that you may sustain during your stay.
6. Please be kind to our Earth by turning off lights when not in use.
7. No grills or open flame indoors or on the property. This includes candles and fireworks.
8. No parties/events.
9. For safety security & insurance purposes only Registered & Guests are allowed onsite. All guests over 18 must be included in the Itinerary with a verified ID & photo. We reserve the right to ask for all guest names and ages for safety insurance and security purposes. Also guests must supply number of vehicles along with make, model & license plate of the vehicles. There is a $100/daily per person charge for unauthorized guests.
10. Local area guests must send a request prior to booking stating nature of visit
11. Check-out is 11AM unless stated otherwise. This room is listed on multiple sites and the next guest may be checking in as early as 3pm that day. We need sufficient time to thoroughly clean the room between guests. There is a mandatory $100 fee for unauthorized "Overstay". If "Overstay" exceeds two hours past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay". If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, guest is responsible for the full cost of reimbursement.
12. Please report any stains immediately, we have a carpet cleaner. Failure to may result in up to $250 fee for extra cleaning. This $250 fee may also apply to unexpected pet cleanups if you have not added a pet to your reservation and evidence of pet fur or urine is found.
