This large family home was built in 1925 and has been lovingly cared for over the years. Many features have been renovated while retaining the original charm of that era. It is three stories with bedrooms and bathrooms on each floor. There are many windows that keep the home bright and inviting!
Floor 1: The front door opens into a large living/kitchen/dining area. It is the main area for your group to hang out and relax. There is a large sofa and a large dining table. The kitchen features a huge island and restaurant-grade appliances! All the cooking gear you could need, salt, pepper, spices, and oil is supplied. There are enough plates, glasses, bowls, and silverware to seat 12. The wine cooler is a nice touch! There are two bedrooms on this floor and two bathrooms. Each of the three bedrooms on Floor 1 have one bed (a Tuft & Needle King in one bedroom and a Kingsdown Queen in the other two bedrooms).
Floor 2: The Master Bedroom is on this floor and there is a huge en-suite Master bathroom. The Master bedroom with Tuft & Needle King bed has built-in bookcases, a Juliette balcony, and a view of the backyard.
Bed Summary
2 Tuft & Needle Kings, 1 Kingsdown Queens, 1 Twin floor mattress, and 1 pack and play. The floor mattress and pack and play are easily moved around so that your little ones can sleep with you in your room. The bedroom doors close tightly but they do not lock due to the antique nature of the door knobs.
Bathroom Summary
The King bedrooms have en-suite bathrooms. The first Queen bedroom on the main floor has a door that leads directly into the main floor bathroom. The second Queen bedroom shares a bathroom with the other Queen bedroom. This bathroom is also accessed via a second door to the main hallway.
Outside space: You will have your own private backyard. There is patio furniture and you may even enjoy having a meal outside since the weather in Atlanta is pretty nice most of the year. You might enjoy throwing a ball around or setting up a croquet game.
Parking: There are two off street parking spots as well that you may use. Additional cars will have no trouble finding free street parking in the evenings. Work day street parking between 8:30am and 5:30pm can be tight due to the offices in the area. There is a paid parking deck one block away for guests who want to keep their car out of the elements.
Occupancy: We keep the maximum capacity to 8 adults. Infants from birth to 1 year of age do not count towards the guest count. Children are considered age 2 through 12. Adults are considered age 13 and up. Let me know how many adults, children, and infants will be in your group.
Basic cable TV is provided. A list of channels is provided in the living room. It is a pretty limited list and may not be the same channels you have at home. There is also a Roku so you can get Netflix (we have a subscription for you).

• Our first interaction will be through the booking request. It is very important that you have a complete profile with photo, that you tell me the purpose of your trip and who is coming, and that you send the secret phrase. I can be best prepared for hosting you if you include the ages of any children in your group.

• I will meet you for check-in and give you a tour of the home!
A contractor will be by to give a quote on March 21 at 1:30pm. You do not need to be present.
The neighborhood is in a quiet location that's easy walking distance to many delicious local restaurants, independent cafes, and boutique shops. Atlanta's many landmarks are also a short drive away making exploring the city easy and convenient.

• Street parking is available to guests 24/7. It is free and available.
• You will need to carry your luggage up the path to the home and up three steps. Those staying in the Master Suite will need to carry their luggage up a second staircase.

• Please check that you entered your guest count when submitting an inquiry or reservation (it should not be 1). Infants aged 1 and under do not count towards the guest count. Find the secret phrase in the listing to book. We want to know that you have read everything (even though it is a lot!).
• The person booking is the person should be arriving first for check-in. If you will not be the first to check-in, refer your friend at airbnb.com/invite and they will save on their booking! If plans unexpectedly change, just let us know and we will make sure you can still check-in.
• Please do not smoke inside the house or outside anywhere on the property.
• Parties have additional fees and have limitations for size and time of day. Discuss your plans openly upon your first inquiry.

• Only toilet paper may be flushed down the toilet. Wipes and other products must be placed in the trash can provided.
• Stained towels and sheets will be charged at replacement cost. Consider using the grey wash cloths to remove make-up or for other messes. We are aware that the washer is leaving rust marks on the white towels. What I mean is make-up and other like stains.

This pricing on Airbnb for this home is intended to be used for overnight stays. Events and parties are allowed with an event contract and extra fees. We will consider filming in the home as well but need to know the name of your production company and details about your shoot. Extra filming fees will apply.
Add-on to an overnight stay - daytime event fees: Parties that will finish up by 6 p.m. and have a maximum of 50 people. We can host this type of daytime event for a $400 event fee. That fee will include a home inspection after the event, pick-up of bagged trash, and an on-call event assistant. With this add-on to your stay you could host a bridal shower, baby shower, children's birthday party, or graduation party, as examples. This is booked in addition to an overnight stay.
The air conditioning goes down to 69F only.
(A party is considered having people spend the night that are not on the reservation, or having more than two guests over for a visit that are not on the reservation. If I can walk in the house and notice that there are more people there than are supposed to be.......it is a party and we should have signed an event/party agreement.)
