4 Bedroom Villa in Jamul

Enjoy hilltop rolling hills & city views featuring Pueblo architecture 30 min. from DT San Diego! Inside find cathedral ceilings, split & open floor plan, big rooms, king beds, infinite tankless hot water, smart TV's, natural well water, & unobstructed views in every room. Exterior features a solar heated salt-water pool, a jacuzzi (see details), horse shoes, croquet, golf teeing area, & tennis/bball court (see details). A true secluded Southern California experience & city escape.
WHOLE HOUSE ALL TO YOURSELF!
Comfort: All beds have 100% cotton sheets and 100% cotton blankets (duvets are microfiber). All sheets and blankets are white, do not trust vacation rentals without white bedding! Mattresses are all medium firm and fiberglass free. All beds feature luxury gel pillows. All bedrooms feature blackout curtains for a peaceful nights rest. House has two seperate HVAC systems with air conditioning and propane gas heat. Thermostats are controlled with ecobee thermostats. House is energy efficient with dual pane windows and quality insulation. The pool is solar heated which extends the swimming season to late February and early October, raising the water temp appx. 5 degrees past the daytime high. Jacuzzi is propane heated and is included for FREE if your daily rate before taxes and fees exceeds $300/day+, otherwise jacuzzi heat is a $49/day addon. Our solar blanket raises the water another 5 degrees year round.
Outdoor Grounds & Entertainment: Spread out and enjoy supreme privacy on the 8 acres. We have basketballs and footballs spread around the property. We have frisbee golf in the front yard. We have some some squirt guns available for the fountains. We have horseshoes on the hill behind the pool. We have a tennis/basketball court in C/D conditions for casual non-competitive play which does require walking down a small hill. We have a couple croquet balls and some mini-golf behind the pool as well. Sit by the pool and see the San Diego hills. At night a part of the San Diego skyline is visible through the mountains.. Cook with a propane grill and charcoal grill. We have two propane tanks available and ask that guests refill their own propane.
Indoor Entertainment: We have 6 smart TV's, one in every bedroom! HBO Max, Disney Plus, Paramount Plus, Netflix, and Hulu are available. A 600W Bose Theater sound system is available for use in the family room attached to the TV, note that local DB laws are enforced. We have a small collection of board games including our favorite Quarkle. An AirPlay device called Mii Audio is attached to the stereo to cast from your Apple or Android phone.
Wi-Fi: We do have 50mb high speed internet, even though we are in a rural area! And you're in luck, we have Wi-Max, not Hughes-Net!
Inside: Enter into a grand entry-way with cathedral ceilings. Stairs are directly ahead that lead to a loft with balcony and rolling hills views. The house has a split floorplan with two giant living rooms with a kitchen in between them, with a master bedroom on seperate wing and other downstairs bedrooms on a seperate wing.
Bedrooms: An XL master bedroom, with a stand-alone jet tub and walk-in shower. Second bedroom is large as well, features a jack and jill bathroom with two showers leading to the third average sized bedroom. All bedrooms have king sized beds, some with "trundle" beds to handle extra guests. Two bedrooms feature sliding glass doors with entrance/exit to outside. Loft with private balcony and a palm tree hillside view serves as 4th bedroom. Note that some platforms count the living room as a 5th bedroom because we have beds available for it.

Bedding arrangements: STANDARD SLEEPING (sleeps 22 adults, up to 26-28 if kids ): The gigantic master bedroom has two king beds (sleeps 5 adults or 6 kids). Bdrm 2 (large) has 2 trundle beds (King + twin + twin/King+ twin + twin) (sleeps 8 adults or 10 kids). Bdrm 3 has one trundle bed. (sleeps 4 adults or 6 kids). Loft (large) has a king and a twin (sleeps 3 adults or 4 kids). We have 2 luxury roll-away mattresses which can go in many spots (sleeps 2). We have a large comfortable couch that sleeps 2.
OVERFLOW SLEEPING: We have 10 wood room dividing partitions available for added privacy for large groups. We have 2 queen and 2 king air mattresses which you can use throughout the home. (sleeps 8). We have 15 twin air mattresses. (Sleeps 15, army style sleeping). Air mattresses can go in the gigantic master, master walk in closet, or the two gigantic living rooms. We also have a day bed that sleeps two outside. You are welcome to bring tents or anything if people want to sleep outside for enhanced spacing. Our total bed inventory includes:

We do have linens for all sleeping, including the overflow. Bring sleeping masks for big groups if you want to sleep in, a couple common area windows do not have curtains
Outside: There is also a daybed outside. (sleeps 2).
We have the following premium subscription accounts available on our smart TV’s: Hbo Max, Paramount Plus, Disney Plus, Amazon Prime and Netflix. We also have Xfinity Cable TV available for mobile phones only to cast to our smart TV’s if you have a sports event you need to watch. Please message us for details

Summary: I booked this spot to host 20 college students on a spring break trip for a non-profit organization I run. Finding a spot in San Diego to accommodate 20 people is challenging on a budget, and this was the only place I could find in all of SD that fit the budget. It states you can sleep up to 70 people, which technically is true if you put two people in every bed, every blow up mattress , etc, but the space itself cannot accompany that. There are 2 full bathrooms for the whole space, one having 2 showers, the other having only 1. There is a room with 2 king mattresss, an upstairs nook with a King mattress, then a bunkbed setup in the other room. We had 10 guys and 10 girls on the trip and It felt like we were at our max capacity, and if we had anymore that it would have felt too overwhelming. So, I don't recommend more than 20-25. The property itself is nice, with beautiful views. But, as it states, it is quite run down. The hot tub is great, but can be a bit complicated to use. It took us 2 days of communicating to get it working finally. The laundry room had a very strong gas smell coming from it which was concerning and never addressed while we stayed there. Communication before the stay was excellent, especially when they were asking for completed payments, but once we were there it would sometimes take hours to get a response back on a matter. Overall we got what we payed for, and we are thankful for it. Just don't expect pristine accommodation!
