Self-Check In.The way to check in is Self-Check In. Be sure to read the Self-Check In instruction carefully and contact us anytime if you have any problem finding the location,The check in instruction will be sent o you one day before your check in date.
LOSS OF KEYS Once you checked in the keys and access devices are your responsibility.Charge for loss of key/access devices would be $150 per set.If you get locked out of the house,we would charge $150 plus for attending the house and unlocking the door(or you can call a local locksmith).
DAMAGE Deposit will be taken in place if any damage or loss happens in the room.
1. Check out rules states all Guests must double check to ensure they have all of their belongings
2. We are not responsible for an belongings left behind, and there is no guarantee that it will be found
3. If item is found, Guests have the option to eitherpick up their item or have their item shipped to a certain adress(fees wil be charged)

* Rubbish Collection Day*
You will have to take the bins out to the curb on Wednesday for collection. If you are confused, feel free to contact us or copy the neighbours. After it is collected, you can wheel it back in.
* COVID-19 Sanitisation*
The health, safety, and well-being of our guests are of utmost importance to us. For this reason, we use a thorough process of cleaning after each check-out.
*No Parties*
A party with loud music is strictly prohbited on our property.
There are families with children around. So need to be quiet after 9pm.
If we found out a party held in the property, we have to charge the extra cleaning fee as $1,000 and eviction from the property will be the next step.
Noise level needs to be at an appropiate level after 9pm. Or the neighbors will call the police asap.
First, you MUST read the check-in guidebook which I will send you via inbox message before check-in. Our property runs on a self-check-in system, so you will have to follow the instructions on the guidebook to check-in on your own.
In order for you and any future guests to enjoy a functional, clean property and harmonious neighbourhood during your stay, when you confirm
the reservation, you and all group members also agree to and will follow our rules as below:

All guests must abide by the [Code of Conduct for the Short-term Rental
Accommodation Industry] found on the NSW Fair Trading website.I will also send you a copy when you book a stay with us.
#Parties
Parties are strictly PROHIBITED. If this rule is not adhered to, you will be charged a $2000 fine, and extra service fees incurred by you may apply, including extra cleaning fees and damage fees.I reserve the right to define what a "party” is, and l will be reasonable when doing so.
#Noise
Please be conscious of your neighbours and keep noise at a tolerable level without being disruptive. NSW noise restrictions also apply, so please minimise noise after 9PM.
#Cleanliness and waste disposal
!! Strictly NO SMOKING. If any cigarette butts or smells are found, you will be charged an additional＄200 cleaning fee.
－Shoes off in the house please. You do not have to thoroughly clean the property, however, please make a reasonable effort to clean up after yourself, especially when there are children.
－ All rubbish is to be packed and correctly disposed of in the bins. There will be two for general rubbish and recycling. Please try and sort your rubbish accordingly. Further details will be shown in the guidebook.
!! If the property is left in an unsatisfactory state,you may be charged an additional cleaning fee. This includes leaving too much rubbish or too many dirty dishes behind on the property.
#Wi-fi
Wi-fi is available for guest use. Please refer to the check-in guidebook for all Wi-Fi information. This service is offered as a complimentary extra and so speed is not guaranteed. It may be affected by issues with the internet service provider or other unexpected complications.As there is no charge for this service, we will attempt to fix issues as they arise, but cannot be held accountable.
#Checking out
Please leave the property as you found it. We kindly ask you to not move any furniture around.
Latest checkout time is 10AM. Prior to checking out, please go through this to-do list:
－Clean all dirty dishes and store them in the cabinets where you found them. Please note that the cleaning fee does not include dishwashing. For any dirty dishes left on the property, an extra service fee will apply.
－ Sort and dispose of any remaining rubbish.
－Turn off all lights and the air conditioner.
－ Ensure no appliances are in a work cycle（dishwasher,dryer, etc.)
－ Report any damages or missing items to us.
－ Put all keys and swipe cards back to the lockbox and scramble the number of the lockbox.

All power points are 240 volts in accordance with Australian standards. Please prepare your own converter if you're coming from another country.
