The Space:
From the highway, this beautiful historic home peeks over a privacy fence. As you roll up the drive, and the rest of the home reveals itself, you will also catch your first glimpse of the in-ground pool. The expansive, well furnished patio surrounding it offers ample space for lounging. In the colder months, when the pool is closed, your eye will be drawn to the expanse of lawn with a group of cheerful chairs surrounding a fire pit. The perfect spot to unwind and enjoy the views. The pool closes after labor day.
As you make your way up the path to the roomy porch, you will be greeted by a lift chair porch swing–embracing the home’s immediate proximity to Catamount. From the porch you will also notice a bistro set for enjoying morning coffee or a meal with a woodland view.
From the moment you open the door, you will feel right at home. The eccentricities that come along with this historic building preserve the home’s original, charming personality, inviting you to become part of its story. The open flow of the kitchen/dining/living room areas immediately inspire relaxation and togetherness.
The ample, comfortable dining table sits snugly in a nook to the right of the door, and to the left is a bright, well appointed kitchen, featuring a spacious layout and a large island, perfect for gathering around or preparing a memorable feast. Off the end of the kitchen is a door leading to a fully screened porch, perfect for Summer evenings, with a hot tub just beyond.
The kitchen and dining room area open up to a beautiful living room, with a bay window providing loads of natural light, and a large stone fireplace serves as the centerpiece of the room. The luxurious sofa, and textured neutrals of the room’s decor invite you to recharge.
Beyond the living room is a combination media room and playroom, complete with a kitchenette. Everything you need for your family’s Superbowl or Oscar viewing party! The continuation of thoughtful neutral tones highlight the bright colors of the collection of toys and games sure to entertain the whole family.
French doors open to a charming bedroom, with a cozy double bed and plenty of storage.
Just past the kitchenette is a convenient three quarter bath, with a stall shower, which connects directly to the kitchen. This is a perfect spot to rinse off before heading to the hot tub, or to clean up after a day of playing outside.
As you move upstairs, a luminous, chartreuse full bath is directly ahead, convenient to a welcoming queen bedroom, which also features a nursery nook with a crib. Across from this room is the primary suite.
The high ceiling in the primary bedroom lends an airy feeling, further emphasized by the private balcony - a perfect space for a quiet moment. The primary bath is equally spacious, with a walk in shower and two separate sinks.
Around the landing from the main bedrooms you will find the washer and dryer stowed in a tidy closet of their own, directly across from an additional bedroom. The charm of this twin bedded room lies in the arrangement of the windows, which envelop you in views of evergreen branches, while still flooding the room with light.

The Neighborhood:
The house is situated on a wooded hill in Egremont, bordering both Hillsdale, NY and Great Barrington, MA. In winter, you are practically next door to the Catamount ski slopes, a favorite for families interested in skiing and snow tubing. In the Summer, enjoy the waterfall at the end of a gentle hike at Bash Bish Falls, or explore Catamount’s summer activities. In the fall, you will be enveloped by changing leaves.
You are also minutes away from shopping and dining in Hillsdale or Great Barrington, as well as the outstanding cultural offerings, parks, and fine food in the southern Berkshires region. We provide plenty of recommendations in our house guide.
Getting Around:
To enjoy the expansive beauty of the region, you'll need a car to get here and get around and the drive will be stunning! Since cell service can be inconsistent in the country, we recommend that you download the region's online maps to your phone before your trip.
We strongly advise using or renting a car that has all wheel or 4 wheel drive to access the property, especially in the colder months.

• While the Posto Property Team loves animals the owners of this property do not permit pets.
IMPORTANT BOOKING TERMS + CONDITIONS
• Smoking: this is a smoke-free property; smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If we find evidence of smoking, we will charge a $500 fee.
• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.
• Cleaning: we are pleased to arrange housekeeping during your stay, upon request, and at your cost. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.
• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.
• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.
• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utilities outages; weather, etc. We advise guests to exercise caution in inclement weather. In some cases, it may be difficult to reach the property without four-wheel drive; guests bear all responsibility for their safety and ability to access the property.
• Damage Waiver: to protect the property and its contents, we require guests to purchase a damage waiver with $3000 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage in excess of the $3000 coverage.

Nature & What to pack:
We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most venues around are very casual.
