Located on a small 1/3 acre fully gated lot with 2/3 acre private gated off street parking, 3 bedrooms all upstairs (new king & queens). 4 Smart HDTVs with free Netflix. Open concept living room with brand new leather furniture & fully equipped kitchen and breakfast/serving bar. 2 full bathrooms (one upstairs), large open kitchen. Nice back patio with beautiful large pergola and Hot Tub, patio furniture, nice lighting, grill. 10-15 mins south of downtown Dallas, 30 minutes to Arlington Cowboys and Ranger Stadiums!
All reservations require a $500 security deposit that is fully refundable after check out, as long as there are no damages or violations of our no smoking and no pets policy.
3 Bedrooms and 2 full bathrooms (none en-suite). House can sleep up to 15 people (extra charges apply for each person after initial 6 people).

You have complete and exclusive access to the entire property. Hot Tub too (notify Hosts if you plan to use this amenity so it can be readied for you prior to check-in.
Remember there is a strict no pet policy anywhere on the property and a strict no smoking policy anywhere inside. Smoking is only allowed outside in open air areas and buts should be placed in disposable plastic water cups and placed in the garbage. $500 fine will be assessed for any violations of the no smoking and no pets policy.
Cleaning fee only covers deep cleaning of floors and bathrooms as well as laundering of bed linens and towels. All Guests are expected before check out to take out garbage to outside bins, run dishwasher or clean well all dishes, place used towels by the washing machine.

NOTE: Your safety matters. This property features exterior security surveillance cameras. These devices are monitored and may be recording activity for your safety, but should not infringe on your privacy as there are no cameras in any inside private areas and no cameras in outside private patio areas. There are two exterior monitored security cameras located on the east and northeast sides of the property mounted on the house, both pointing toward the front gate which is the only property access point, (again, no cameras in any inside nor private back patio spaces, as we respect the privacy of guests).

There is a strict full-disclosure policy in force on the number of guests sleeping on the property during your reservation period, and also the number of any outside visitors you might have during that time as well. No open house or flyer parties are allowed at any time. And we must be made aware of any party plans (by invitation only) in advance and they must be pre-approved by us, the Owners, if they involve visitors not included in your reservation and an additional event fee paid if deemed applicable by the Owners/Hosts (confer with them on the cost). The number of overnight guests plus visitors on the property must match what you have reported in your reservation, and are verified by the front and perimeter security cameras. Any discrepancies can cause any remaining part of your reservation to be cancelled immediately with no refund whereby you may be escorted promptly off the property. You will have our cellphone information to call or text to notify with a minimum 24 hour advance notice of any changes to your plans with respect to the numbers of people on the property, and additional amounts paid through a reservation alteration request.
We sincerely want you to enjoy our home - that's why we offer it for vacation rentals and have it so nicely appointed. And you hopefully an honest person and forthright. But we have had previous guests abuse our hospitality and it is not tolerated any longer. Therefore the cameras and verification of numbers of guests and visitors. Please be aware that we have no cameras in any interior spaces or private outside spaces as we respect the privacy of our guests.
Located near intersection of Interstate highways I-20 & I-35E. Only 10-12 minutes south of downtown Dallas. Brand New House in an established older southcentral Dallas neighborhood (close to DeSoto & Lancaster suburbs), some homes on large lots with agricultural zoning. Mostly homeowners. No stores or restaurants within walking distance. Horseback riding allowed in the neighborhood and horses can be rented with advance notice. Lots of restaurants and grocery stores just 2-3 minutes by car, or drive 8-12 minutes to the Bishop Arts District or downtown or uptown Dallas, or Deep Ellum for lots of dining and entertainment options!!! Waxahachie 12 minutes. Arlington and stadium 30 minutes.
Checkout details. Flexible time subject to Host approval. No deep cleaning necessary as Housekeeper comes to thoroughly deep clean, and change used towels and bed linens, between each reservation. Load and run dishwasher or Wash any dishes etc well and dry. Take out garbage. Straighten up things some. If Hosts or Housekeeper cannot be at checkout time, turn off all lights and AC, close and lock doors and windows, and push the lock button on front door keypad.
