Entering our quiet neighborhood, the drive is pleasant and only minutes from our circle driveway where you will have many options to park.
As you make your way to the front door, note this home is unique and located to the side of the house where you step into an enclosed add-on. Equipped with a seating area with a glass pub table, a sofa with the option of a pull-out bed, and the first bathroom which has been beautifully remodeled, this is just the start.
Continuing through the main door, the home offers spacious open-concept living where large glass sliders seamlessly connect the indoors with our stunning screened porch. The living room features a 55" Smart TV with cable and streaming options, perfect for movie nights or catching up on your favorite shows.
The well-appointed kitchen has everything you need to prepare delicious meals, and the dining area offers a cozy spot to enjoy them. You will need a vehicle to travel to the property and to be able to get around. There are is Downtown Melbourne, beaches, restaurants, grocery stores and markets within 10 minutes.
Private parking on the property. Max cars are 2 unless you receive approval.
Bring your boat and travel by water on the Indian River Lagoon.
Max: 8 occupants overnight. If you wish you have a small gathering or event, please message your request along with the dates needed and we will get back to you with more information based on the nature of your request.

Parking
All parking is in the loop driveway which can easily accommodate your vehicles. Cars must not be parked in the grass or left out on the street. Please be careful to avoid the sprinkler heads.
Trash/Garbage:
Trash (blue lid): Monday and Thursday (as early as 6am)
Recycling (yellow lid): Tuesday (as early as 6am)
Yard Waste (black containers): Thursday (as early as 6am)
If your stay is fewer than 14 days, we will move your trash and recycling bins to the street after 5pm the evening before.
Guests staying 14 days or longer are asked to place the bins at the street and bring them back after being emptied.
Key Management / Security:
Doors are rekeyed after each guest. Guests will receive a set of keys on one of our unique key chains. They will be left in the lock box and you will be provided the combination in advance. During your stay, we strongly encourage you to lock the doors (home and auto). While crime is rare in our community, it's a simple and sensible precaution to take.
Enjoying Your Time Inside:
The beds have been freshly made up for your stay and there are towels in the bathrooms. There are linens and pillows for the pullout sofas, as well as extra towels, in the bedroom closets.
Living Room:
The living room has a Smart TV, Cable Box, Blu-Ray Player, and Stereo.
Kitchen Equipment:
Our kitchen is fully equipped. You'll find a refrigerator, dishwasher, microwave, electric range, coffee pot, single-serve coffee maker, mixer, and high quality cookware, etc. Should you have any questions before or during your stay, please let us know.
Laundry Appliances:
The bathroom off the Sunroom contains a washer and dryer. Cabinets above these appliances have a starter stock of detergent. Operation of the units is very simple, with controls for each setting and a start button. There is also an iron and ironing board in the closet of the back bedroom.
Starter Supplies:
We provide some starter supplies which include a roll of paper towels, two rolls of toilet paper in each bathroom, a few trash bags, basic cleaning products such as dish soap and dishwasher detergent. In the kitchen we provide basic spices, salt and pepper, sugar, olive oil, and balsamic vinegar. If your cooking style requires something special please add it to your shopping run! You will need to purchase these supplies for the rest of your stay.
The Dock & Waterfront:
Please use care when using the dock. The rope handrails offer basic safety and are not intended to be sat on. Children should be closely monitored.
The dock offers electrical outlets and fresh water spigots. The water supply must be turned on (under the dock ramp) to provide water to the dock. Be sure to turn the supply off when not in use. It is common to see dolphins, manatees, heron, egrets, osprey, and other wildlife - all on the same day. Remember, this is Florida. If there is water nearby, you are likely to encounter alligators. Do not approach them!
Fishing - Local fishermen acknowledge that our waterfront is one of the best fishing spots along Turkey Creek. Get your license and give it a try. There is a sunken sailboat right at the dock that created an underwater house for all types of fish to hang out. You will likely get lucky with catching all types of fish (salt and fresh).
Boating - Feel free to bring your boat (or rent one) and tie up to our dock
Sunbathing - Be careful. The Florida sun is intense. Use sunscreen.
No Swimming! There are VERY sharp oyster shells that can cause serious injury and infection.
Kayak:
Adult guests are welcome to borrow our tandem kayak. Includes two paddles, two vests, and two whistles. Please rinse everything with fresh water when you are done.
The kayak waiver is provided at the end of this information. Your agreement to stay at Sunset on the Bayfront is an acceptance of this waiver.

You will have access to a private dock where we have a sailboat sunken for artificial reef and has created a world of fish so you are bound to catch all sorts right off the dock. Check out the raving reviews from past fishermen. There is room to dock a small boat....feel free to message with the details of your boat and we can confirm if you are safe to dock or not.

Assumption of Risk:

I have read the previous paragraphs and I know and understand and appreciate these and other risks are inherent in the activity I am participating in. I hereby assert that my participation is voluntary and that I knowingly assume all such risks.
Indemnification and Hold Harmless:

Severability:
The undersigned further expressly agrees that the forgoing waiver and assumption of risk agreement is intended to be as broad and inclusive as is permitted by the law of the State of Pennsylvania and that if any portion thereof is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.
Acknowledgement of Understanding:
I have read this waiver of liability, assumption of risk, and indemnity agreement, and fully understand its terms. I acknowledge that I am signing the agreement freely and voluntarily, and intend by my signature to be a complete and unconditional release of all liability to the greatest extent allowed by law.
