The apartment is on the ground floor, pool side of a country house where the owner lives with her family. There is a large living room with kitchenette and exit to the terrace and a bedroom with double bed and single bed, bathroom (open shower). In front of the apartment is a private garden area with barbecue and direct access via a steep stone staircase to the pool area (shared with IUP268). The apartment belongs to a small farm. TV and crib are available upon request, the owner is also happy to cook local dishes for her guests upon request. The location is ideal for relaxing and as a starting point for excursions to nearby Tuscan and Umbrian towns: Umbertide 15 km, Cortona and Città di Castello 30 km each, Arezzo, Montepulciano, Gubbio, Perugia and Assisi are all easily reachable within an hour drive (45-60km). Lake Trasimeno 20 km with its child-friendly beaches and romantic islets. In the small town of Mercatale you can find everything necessary for daily needs, restaurants, bars and a colorful weekly market.
