Summary: Great location on the lagoon, with a vapporetto stop 30 yards away. Have stayed there 3 times over 10 years. I don't think it's been remodeled or updated since. No lift. Rooms small. Good dinner restaurant. Disappointing breakfast. Helpful staff. Venice has gotten crazy expensive. Probably won't stay there again.
